We understand the home buying process and know that time is of the essence! So we try our best to fit you into our schedule within a few days, maybe sooner.
Of course a general home inspection is the most common, followed by a pest inspection ( termite & carpenter ants) and then radon gas testing.
Mold and environmental testing is sometimes called for also.
In more rural areas well flow, water quality testing and septic testing is also performed as required by our clients.
Yes, I have an MLS electronic key. I can gain access to any home if MLS lock box is present. I am an associate member of the West Penn Multi List system. This allows us to schedule and perform a home inspection even if your agent is unable to attend.
Yes it does. Digital color photos are present throughout the report.
Typically the next day your report will be emailed directly to you.
The reason it’s not done onsite is that my report is quite detailed and I want to take my time building a concise easy to understand report. Including photos which are labeled and the deficiency highlighted or marked directly on the photo.
I want to ensure everything uncovered in the inspection is accurate and well documented for you. Its important to have your home inspection and report in a timely manner but it should not be rushed or hurried.
There are several factors that go into the price. We look at:
– Size of home expressed as square footage or number of bedrooms and bathrooms if square footage unavailable.
– Is there and extra furnace/AC unit, detached garage, extra water heater, electrical panels or crawlspace.
– Single family or multi family home, condo or townhouse.
After these questions are answered a price is given over the phone so there are no surprises.
